A golf-course community with mature trees and homes built when Northdale was new — Northdale systems work hard through Tampa summers. Same-day, owner-operated.
Northdale is a golf-course community built around Northdale Golf & Tennis Club, just north of Carrollwood and minutes from our shop. Most homes here date to the late 1970s and 1980s — solid block homes with systems and ducts that have seen decades of Tampa summers. Mature oaks shade the streets, but the afternoon heat still loads the west side of the house hard.
The call we hear most here: the system runs all day and never catches up, or one side of the house stays warm while the rest is fine. In Northdale that’s often a tired system paired with leaky original ductwork — or a clogged drain line tripping the float switch. We diagnose the whole system before anybody talks about new equipment.

The homes around the golf course and along Northdale Boulevard and Ehrlich Road were built when AC was sized by rule of thumb, not by load calculation. Getting them comfortable takes more than swapping boxes: sealed ducts, right-sized equipment, and returns where the house actually needs them.

“Northdale’s my backyard — I’m minutes away. A lot of these homes still run their original ducts, and that’s where half the comfort problems live. We check the system end to end before we quote you anything.”
Yes — but the ducts have to be part of the conversation. We pressure-test and inspect the ductwork first; sealing leaks or replacing the worst runs is often a fraction of a system’s cost and makes the new equipment actually perform. A new unit on leaking ducts is money half-wasted. Call (813) 770-2722.
In Northdale, usually one of three things: a tired system that’s lost capacity, original ductwork leaking cold air into the attic, or a clogged drain line tripping the float switch. It’s diagnosable in one visit — and rarely needs a new system to fix.
