Panther Trace is one of Riverview’s biggest master-planned communities — two-story homes off Boyette Road and US-301, most built in the 2000s and 2010s. That puts the air conditioners here at a certain age: old enough that capacitors, contactors, and fan motors wear out together. We run Riverview daily, so when a system quits, we’re usually there the same day.
The call we hear most from Panther Trace: downstairs feels fine, upstairs won’t drop below 80. It’s usually airflow — duct leaks, a tired blower, sun load the system can’t overcome — not a dead compressor.

Panther Trace grew in phases off Boyette Road, and each phase left a wave of homes whose systems were installed the same year — and wear out the same year. All summer we’re in those streets: fan motors that hum, then quit; drains backing up into ceiling pans; upstairs bedrooms that never catch up after 3 p.m.
Waterset and SouthFork are on our Riverview route too. Waterset’s homes are newer — warranty questions, first tune-ups, builder systems never charged quite right. SouthFork’s are mid-2000s, squarely in the repair-or-replace window. In 33569 or 33578, the estimate is always free.
